Godrej Properties has just bought a 47- to 50-acre gated villa plotted property in South Chennai called Godrej Plots Thiruporur which is also known as Godrej Wonderla. The project is currently in the pre-launch or Expression of Interest (EOI) stage and the final possession date is set for December 2030.
Master Plan & Layout of the Project
The master plan shows a well-organized, gated community with more than 950 private residential plots spread out over an area that can be developed that is 1.2 million square feet. The layout focuses on open areas and a lot of infrastructure for everyday life:
- Setups for plots: Lots come in sizes of 1,200, 1,500, 1,800, 2,000 and 2,400 square feet and some cottage plots start at 750 square feet.
- Important Buildings: The neighborhood has wide asphalted roads, a 15,000-square-foot clubhouse with a Victorian theme, underground water, electrical and phone lines and a security system with CCTV tracking.
- Nice things: There are plans for more than 62 lifestyle amenities such as landscaped green spaces, jogging paths, a children's play area and places to collect rainwater.
Structure of Prices
As the project is still in its early stages, full configuration-based pricing can be requested through the Expression of Interest (EOI) structure. However, the original price levels have been made public:
- Price to Start: First-time cottage plots start at ₹36.99 Lakhs and go up to ₹38.99 Lakhs.
- Size of the Project: The land parcel is thought to have a total income potential of ₹500 crore.
Note: The final price will rely on the exact plot size, the best location (like a corner plot or a plot facing a park) and any government or statutory registration fees that apply.
Location with Potential
The project is in Godrej Thiruporur (Illalur/Eachangadu Village), Chengalpattu Taluk which is in the southern part of Chennai.
Geographical advantages, closeness & connectivity are:
- The primary corridor is located just off of Old Mahabalipuram Road (OMR) and is easily connected to the East Coast Road (ECR) network.
- Right away, it stands out because it is right next to the Wonderla Amusement Park.
